Having regard to the excessive scale, bulk and massing of the proposed replacement dwelling and to its inappropriate form and design, the proposals would result in development that would be out of keeping with the scale and form of adjoining development. As such, the proposals would be contrary to Policies G2, G6, D1 and H4 of the adopted South Oxfordshire Local Plan, to advice contained with in the South Oxfordshire Design Guide, in particular in section 5 and to advice contained in PPS1 and PPS3.

Having regard to the excessive scale, bulk and massing of the proposed replacement dwelling and to its position close to the boundaries with adjoining dwellings, the proposals would result in an intrusive and overbearing form of development that would detract from the living conditions currently enjoyed by the occupants of adjoining properties. As such, the proposals would be contrary to Policies G2, D4 and H4 of the adopted South Oxfordshire Local Plan, and to advice contained in the South Oxfordshire Design Guide, in particular in section 5, and to advice contained in PPS1 and PPS3.
