Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 001, 002, 003, 004, 005, 006, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Joinery details at 1:5 and 1:20 for all new windows (to be single glazed with fully integrated leaded multi panes), internal and external doors, architrave, skirtings, balusters, stairs, hand rails, newel post and porch canopy are to be submitted and agreed in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordacne with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

That specifications or samples of the materials to be used in the external finishes of the building (weatherboarding including details of its finish, external paint to be used including colour, traditional brick and clay tiles) shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

That all works of reinstatement and repair shall be carried out in accordance with the schedule (Design and Access Statement) submitted as part of this application. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the South Oxfordshire Local Plan 2011.

A specification for all new flues, vents and extracts including details of their proposed locations shall be submitted to and agreed in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
