Having regard to its size and position, in close proximity to the boundary of the adjoining property, 12 York Road, the proposed single storey extension would have an overbearing and enclosing effect upon the rear living accommodation and courtyard area. The development would be detrimental to the amenity of the adjoining occupants in terms of a loss of light and outlook contrary to Policies G2, H13 and D4 of the South Oxfordshire Local Plan 2011 and advice contained within Section 6 of the South Oxfordshire Design Guide 2008.
