That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 20-007-01, 20-007-11A, 20-007-14A, 20-007-15 and 20-007-16 except as controlled or modified by conditions of this permission. Prior to the commencement of development samples of the stone to be used for the external walls and the slate to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority. No development shall take place until written approval has been given by the local planning authority to a sample panel of stonework showing the proposed flint and stone to be used in the development, together with its coursing and pointing style. Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with the current edition of BS 5837: "Trees in Relation to Construction" and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development Reason: To safeguard trees which are visually important in accordance with Policies C9, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development, an archaeological watching brief shall be submitted to and approved in writing by the Local Planning Authority. The approved brief shall be maintained during the construction and any ground works taking place on the site, in accordance with the approved scheme. The watching brief shall preserve by record any archaeological features that may be revealed in the course of works and shall include limited archaeological excavation where necessary and the retrieval of artefactual evidence. The watching brief shall be carried out by a professional archaeological organisation acceptable to the Local Planning Authority. Reason: To secure the protection of and proper provision for any archaeological remains in accordance with Government advice set out in PPG16 'Archaeology and Planning' and in accordance with Policies CON11, CON13 and CON14 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron painted black. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.
