This planning permission varies condition 3 of planning permission P09/E1421 which permitted the erection of a 2 bedroom dwelling. The other conditions attached to planning permission P09/E1421 remain valid. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the parking spaces shown on drawing number 09:2115:11 REV B shall be formed prior to the first occupation of the new dwelling and shall be retained as such thereafter. Reason: In the interests of highway safety and to ensure the provisions of off street parking in accordance with Policies T1 and T2 and Appendix 5 (car parking standards) of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the new dwelling, the existing hedge adjacent to the proposed parking spaces shall be cut back in accordance with drawing number 09:2115:11 Rev B and shall be maintained as such thereafter. Reason: In the interests of highway safety and convenience in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
