Description
Take down sub standard lean-to structure and external wall including part of rear addition. Take off corrugated cement fibre sheeting to lean-to rear addition and form new tiled pitched roof over. Form new external wall and pair of rear doors to garden room with new lead roof over with lantern light. Install new bathroom and utility within rear addition and form new first floor shower room and install new kitchen in ground floor front room. Insert conservation roof light in rear roof slope (As amended by drawing numbers 785/4A and 785/5A accompanying Agent's letter dated 10 June 2010).

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 785/5A, 785/4A, 785/6 and 785/7 except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

Prior to the commencement of the relevant stage of work, samples of the bricks and roof tiles to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the conservation area and the special architectural and historic interest of the listed building in accordance with Policies G2, G6, H13, CON2, CON5, CON7 and D1 of the South Oxfordshire Local Plan 2011.
