Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P10/E1436/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, DH21 A and DH200, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P10/E1436/DIS

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of work, a detailed schedule of works shall be submitted to and approved in writing by the Local Planning Authority. The schedule of works shall include details of any works to the floors, windows, ceilings, walls and doors required in relation to the works hereby approved. The works shall thereafter be carried out in accordance with the approved details. Reason: To protect the special architectural and historic interest of the building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby approved, a method statement for the removal of the paintwork on the front elevation of the building shall be submitted to and approved in writing by the Local Planning Authority. Thereafter a one square metre sample panel of the removed paintwork shall be made and approved in writing by the Local Planning Authority prior to further work to remove the paintwork continuing. Reason: To protect the special architectural and historic interest of the building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the relevant part of the works, and notwithstanding what is shown on the approved drawings or other submitted documents, full details of the following shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall commence in accordance with the approved details. Details of internal and external joinery Details of replacement fireplaces Details of secondary glazing Details of the location and type of any vents, ducts and flues Reason: To protect the special architectural and historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Notwithstanding details submitted with the application, details of the design, materials and final positioning of the new entrance gates shall be submitted to and approved in writing by the Local Planning Authority prior to their installation. Thereafter the gates shall be provided and maintained in accordance with the approved details. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
