Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, BCP 010, BCP 009 and BCP 006 Rev A except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13, C2 and D1 of the South Oxfordshire Local Plan 2011.

The bathroom and bedroom windows in the first floor level of the north and south elevations of the extension hereby permitted shall not at any time be glazed other than with obscured glass. They shall be fixed shut, with the exception of a top hung openable fanlight and be permanently so retained thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 and D4 of the South Oxfordshire Local Plan 2011.

The rooflights hereby permitted in the south elevation of the coach house shall either be glazed in obscure glass and fixed shut prior to the first occupation of the accommodation or shall have a minimum cill height of 1.7 metres above internal floor height and they shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies H13 and D4 of the South Oxfordshire Local Plan 2011.

The development hereby permitted shall be implemented in accordance with the Conclusions and Recommendations contained in the Bat and Nesting Bird Survey (Revised report 11/02/09) in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such a change is made. Reason: To protect an important species on the site, in accordance with Policies G2 and C8 of the South Oxfordshire Local Plan 2011.

The coach house shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as The Old Village Inn. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
