Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in application R3.0056/10 as shown on plan numbers 003, 004b, 005A, 006A, 007A, 008A, 009A, 010C, 012D, 013B, 014B and 015 accompanying the application except as controlled or modified by conditions of this permission, unless otherwise agreed in writing by the Head of Sustainable Development. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of three years beginning with the date hereof. Reason: By virtue of the provisions of Sections 91 (1) (a) of the Town and Country Planning Act, 1990.

That samples of the external materials proposed to be used shall be submitted to and approved in writing by the Head of Sustainable Development prior to the commencement of development. Reason: To ensure the materials are compatible with the surrounding development (CC6:RSS2026; D1:SODCLP2011).

That no development shall take place until the trees and hedgerows on the site which are to be retained and which are adjacent to or within the development area, have been protected during building operations by means of a protective fence around the edge of the hedgerows and canopy of the trees in accordance with B.S. 5837: 2005, and with the written requirements (copy attached) of the Head of Sustainable Development relating to the protection of trees. Furthermore, no works of storing of plant or material shall be carried out within the fenced area. Reason: To ensure the protection of trees and hedgerows on the land and to preserve the amenities of the locality (C4:RSS2026; C1:SODCLP2011).

That no development shall take place until a construction travel and management plan (to include details of the site compound, delivery times for materials and the contractors working hours) has been submitted to and approved in writing by the Head of Sustainable Development). Any plans approved shall be implemented for the duration of the construction period. Reason: In the interest of highway safety, the safety of school users and the amenities of the neighbouring residents (T1:RSS2026; T1, T2, T3:SODCLP2011).
