Conditions / Refusal Reasons
That the proposed 1.8m high solid timber sliding gate would be unneighbourly; would fail to protect and reinforce local distinctiveness; and would be contrary to the established character of development in the area. It is therefore contrary to principles of good design and Policies G2, G6, C1, C4 and D1 of the South Oxfordshire Local Plan 2011 and guidance contained within PPS1.

That the proposed sliding gate is likely to result in the periodic obstruction of the public footpath adjacent to the entrance to the land, by vehicles waiting to gain entrance to the site. This is contrary to Policies R8 and T1 of the South Oxfordshire Local Plan 2011.

That the introduction of a 1.8m high solid timber gate at the entrance to the site would reduce visibility between users of the public footpath at the entrance to the site and the drivers of vehicles exiting the site. This would be contrary to the safety of pedestrians and cyclists using the public footpath and as such would be contrary to Policy T1 of the South Oxfordshire Local Plan 2011.

The introduction of a 1.8m high solid timber gate at the entrance to the site would dramatically reduce opportunities for natural surveillance between the public footpath to the front of the site and the two properties served by the shared driveway, thus rendering the properties and users of the public footpath more vulnerable to criminal activity contrary to Policy D6 of the South Oxfordshire Local Plan 2011.
