Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P10/E0922/DIS

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby permitted samples of slates to be used on the replacement roof covering shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the works hereby permitted a specification for any remedial works to the roof and its structure, making clear what materials and methods should be used in the event of repairs to the wall plates or rafter feet being necessary, shall be submitted to and approved in writing by the Local Planning Authority. This should also include a methodology for dealing with the glazed lantern and guttering. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Repairs to the lath and plaster ceiling of the third floor flat below should be undertaken on a like for like basis and limited to the area directly affected by water damage. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.

Details of how the timber flat roof platforms will be fixed to the existing structure and details of the new leaded chutes and rooflight covers shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Thereafter the works shall be carried out in accordance with the approved details. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the South Oxfordshire Local Plan 2011.
