Conditions / Refusal Reasons
Having regard to the uninterrupted nature of the east elevation and the position of the proposed window, the proposal would form an intrusive and incongruous addition to the building. The proposal would therefore detract from the special architectural and historic interest of this curtilage listed building and the character and appearance of the surrounding conservation area, contrary to the provisions of the South Oxfordshire Local Plan 2011, particularly policies CON3 and CON7, and the guidance in PPS5.
Having regard to the position of the window on the boundary with The Old Ship House and the distance to this property, the proposal would result in an unacceptable level of overlooking towards the rear amenity area and rear windows of this neighbouring dwelling. The proposal would therefore be detrimental to the residential amenities of the occupants of this property and would be contrary to the provisions of the South Oxfordshire Local Plan 2011, particularly policies H13 and D4.
