Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Prior to the commencement of works samples of the materials to be used for the external walls and roof of the woodchip store and boiler house shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the setting of the listed building and in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.

All new works to the retained internal and external fabric of the cellar shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Details of fenestration at a scale of 1:5 and 1:20 b. Details of the materials and finish to be provided for the hard-surfacing in the loading area of the woodchip store. Reason: To safeguard the setting of the listed building and in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.
