Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That within the first planting season following the commencement of the development, the existing opening shall be closed and the new hedging and trees shown on the site map accompanying the application shall be planted and so retained and maintained. In the event of any of the plants dying within the following 3 years, they shall be replaced with plants of a similar species, and so retained. Reason: To safeguard the character of the area and in the interest of highway safety, in accordance with policies C2, C9 and T1 of the South Oxfordshire Local Plan 2011.

That the proposed gates shall be fitted such that they cannot open out over the adjacent road. Reason: In the interest of highway safety and in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
