Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development samples of the materials to be used for the roof of the extension shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G2, G6, C2, CON7 and D1 of the South Oxfordshire Local Plan 2011.

No development shall take place until written approval has been given by the Local Planning Authority to a sample panel of all external walling materials to be used for the extension hereby approved. The sample panel shall be erected on the site of the development and retained until the development is completed, and the panel shall thereafter be removed from the site. Reason: To safeguard the character of the area in accordance with Policies G2, G6, C2, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The vehicular access gates hereby approved shall be provided in accordance with the details shown on drawning nos: 09/257/01 amd AC-CHKVH-A1 and notwithstanding these drawings and for the avoidance of doubt, shall open inwards into the site. Reason: To ensure that vehicles may wait clear of the highway while the gates are opened or closed in the interests of highway safety and in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
