Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the materials to be used for the external wall and roof of the single storey extension hereby approved and the reinstated window to the side elevation shall be of the same colour, type, bond and texture as those used on the main two storey element of the existing building. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.

The damp proofing works to the basement and ground floor shall be carried out in accordance with the details received on 5th April 2010 unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect the special architectural and historic interest of the listed building in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
