The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The two rooms identified on the approved plans shall be used by Miss Kimberley Paxford for the purposes described by the applicant in the submitted documentation and for no other purposes including any other purpose in Class A1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (or any Order revoking or re-enacting that Order). Reason: As the separate occupation of the accommodation would be undesirable and in the interests of limiting vehicle movements and protecting the amenities of adjoining occupiers in accordance with Policies G2, G3, E3, D1 and T1 of the South Oxfordshire Local Plan 2011.
