That the materials to be used for the external brickwork and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13, C2 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development samples of the timber cladding to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area in accordance with Policies G2, G6, H13, C2 and D1 of the South Oxfordshire Local Plan 2011.
