Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That all works shall be undertaken in accordance with the details and schedule of works approved. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

That the pier constructed to support the beam in the cellar shall be of brick to match existing and using lime mortar. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

That all works for removal of pointing and render finishes be undertaken using hand tools. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron painted black, or in lead to match the existing Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON 3 of the South Oxfordshire Local Plan 2011.
