Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, H13 and D1 of the South Oxfordshire Local Plan 2011.
That prior to the first occupation of the extension hereby permitted, a boundary fence, 1.8 metres in height, as measured from the ground level of 8 Lauds Close, shall be erected on the boundary with 9 Lauds Close, adjacent to the extension, and shall be thereafter retained and maintained as such.
Reason: To prevent overlooking in accordance with Policies G2, D1, D4 and H13 of the South Oxfordshire Local Plan 2011.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and incidental to the occupation and use of the existng property, 8 Lauds Close, Henley on Thames, as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: Permission is granted on the basis that the use will be incidental to the main house as unrelated use would have an unsatisfactory relationship with the existing dwelling contrary to Policies G2, D2, D4, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
