The size, bulk and massing of the proposed dwelling would make it appear unduly prominent and out of keeping with the scale and form of the established residential development along Gravel Road. The development would therefore be contrary to South Oxfordshire Local Plan 2011 Policies G2, G6, D1, H4 and H5 and advice contained within Section 5 of the South Oxfordshire Design Guide 2008 and Government guidance in PPS1 and PPS3.
