Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: to comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, land registry plan 1:2500, plan reference HILL/12:09/1B and 1A accompanying agent's letter received on 16/7/10 ,and 1:2 scale details from Oakvale joinery, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
That prior to the commencement of the works a specification for the lime mortar and lime plaster to be used in repointing and internal repairs shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the works respect the character and special historical or architectural qualities of the listed building in accordance with policy CON3 of the South Oxfordshire Local Plan 2011.
That the repairs to the roof shall be carried out using second hand plain clay tiles which shall be of the same colour, size and texture as the sample tile submitted.

That prior to the commencement of the works details of the positions of the new aluminium rainwater goods shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the works respect the character and special historical or architectural qualities of the listed building in accordance with policy CON3 of the South Oxfordshire Local Plan 2011.
That all new windows shall be painted timber construction, re-using existing ironmongery and in accordance with the 1:2 scale details from Oakvale joinery.
