Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of two years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a detailed specification of the design, materials and external finishes of all windows, external doors, eaves, rainwater goods, flues and vents shall be submitted to and approved in writing by the local planning authority prior to development commencing. Reason: To ensure that the appearance of the buildings are satisfactory in accordance with Policies G2, G4, G6, C2, D1, H13 of the South Oxfordshire Local Plan 2011.

That the external walls and roofs of the buildings shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the local planning authority before development/works commence. Reason: To ensure that the appearance of the buildings are satisfactory in accordance with Policies G2, G4, G6, C2, D1, H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with BS 5837:2005 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development Reason: To safeguard trees which are visually important in accordance with Policies G2, G4, C2, C9 and H13 of the South Oxfordshire Local Plan 2011.

That the pool building, existing garage and the garage building shall be used for purposes incidental to the enjoyment of the dwellinghouse and shall not be used for business or commercial purposes or as residential accommodation. Reason: To safeguard the character of the area in accordance with Policies G2, G4, C2, D2, D4, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
