The proposed extension would involve development within the root protection areas of three protected trees to the south-west of the existing building. It would threaten the vitality and longevity of those trees, which make an important contribution to the character and appearance of the surrounding Chilterns AONB landscape. As such, the proposal would be contrary to Policy C9 of the South Oxfordshire Local Plan 2011.
