The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the conservation area in accordance with Policies G2, G6, H13, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The roof light hereby permitted shall be a flush fitting conservation style roof light and thereafter retained as such. Reason: To safeguard the character of the conservation area in accordance with Policies G2, G6, H13, CON7 and D1 of the South Oxfordshire Local Plan 2011.

Joinery details for the new front door shall at a scale of 1:5 and 1:20 shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun and thereafter retained as such. Reason: To safeguard the character of the conservation area in accordance with Policies G2, G6, H13, CON7 and D1 of the South Oxfordshire Local Plan 2011.

All new windows and doors shall be of painted timber construction. They shall be constructed in accordance with the details shown on drawing no.0916/08 Rev A unless otherwise agreed in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the character of the conservation area in accordance with Policies G2, G6, H13, CON7 and D1 of the South Oxfordshire Local Plan 2011.

The brickwork to the new extension shall be constructed in Flemish Bond and pointing to match the existing, with header arches as detailed in drawing 0916/08 Rev A. Reason: To safeguard the character of the conservation area in accordance with Policies G2, G6, H13, CON7 and D1 of the South Oxfordshire Local Plan 2011.
