Conditions / Refusal Reasons
The building to which this permission relates shall not be occupied at any time other than in connection with, and for purposes ancillary to the residential use of the property know as Old Wharf, 35 Wharf Road, Shillingford. Reason: To restrict the use of the building as a separate residential dwelling as the separate occupation of the outbuilding would represent an undesirable additional dwelling in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That the kitchenette and all cooking appliances shall be removed from the outbuilding to which this permission relates within 3 months of the date of this permission in line with the applicants letter dated 28 August 2010. Thereafter the building shall not be equipped with a kitchen or cooking appliances. Reason: To ensure the outbuilding is not tantamount to the creating of a separate dwelling and is not capable of use as a separate dwelling in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That the existing balcony and balustrade be removed and the proposed lean-to roof as shown on amended plan reference 'G' shall be installed within 3 months of the date of this permission in line with the applicants letter dated 28 August 2010. Reason: To ensure the character and the appearance of the building is retained and to ensure it is in keeping with the character and appearance of the surrounding area and adjacent Shillingford Conservation Area in accordance with Polices G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That the lean-to roof as shown on the amended plan shall be clad with natural slate tiles. Reason: To safeguard the character and appearance of the building and of the surrounding area in accordance with Policies G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That the first floor window to the south (side) elevation shall be of a timber construction and to the design detail as shown on the amended plan, drawing No. G. Reason: To safeguard the character and appearance of the building and the surrounding area in accordance with Policies G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That the existing weather-boarding hereby approved shall be dark stained within 3 months of the date of this permission in line with the applicants letter dated 28 August 2010 and in accordance with the approved plan No.G and the agents accompanying email dated 14 April 2010 and shall thereafter be retained and maintained as such. Reason: To safeguard the character and appearance of the building and the surrounding area in accordance with Policies G2, G6, D1, CON7 and H13 of the South Oxfordshire Local Plan 2011.
