Conditions / Refusal Reasons
That having regard to the size and the scale of the proposed house in comparison to the previously approved scheme, the addition of a swimming pool on the west elevation would result in an intrusive form of development that would detract from the spacious setting of the existing dwellings and would lead to a progressive detraction of character and appearance of the street scene and the Chilterns Area of Outstanding Natural Beauty. This is contrary to Policies H4, C2 and G6 of the adopted South Oxfordshire Local Plan 2011.

That particularly having regard to its size and siting in close proximity to the boundary of the adjoining property to the west (Shepherds), the proposed house would have an overbearing effect upon that adjoining property and the development would be intrusive and unneighbourly and be detrimental to the amenity of occupants of that property. This is contrary to Policy H4 of the adopted South Oxfordshire Local Plan 2011.

That having regard to the proximity of the swimming pool wing to the protected trees along the west boundary of the site, the trees will cast shade and will drop detritus throughout the year over the western end of the house. This is likely to create increased pressure for the trees to be excessively pruned or removed. This is contrary to Policy C9 of the adopted South Oxfordshire Local Plan 2011.
