Description
Retention of steel frame structure and change of use to B2 to no. 2 Lester Way Hithercroft Industrial Estate. (As amended by Drawing No. WLO/5B accompanying Agent's letter dated 8 February 2010 & as amended by emails dated 12-03-2010 & 14-03-2010 and drawing number WLO/5C ). As amended by drawing number WLO/5G and supporting information contained in letter dated 13th April 2010.
Conditions / Refusal Reasons
No machinery shall be operated, no process shall be carried out and no deliveries taken or despatched from the site outside the following times, 7am and 7pm, nor at any time on Sundays, Bank or Public Holidays.
Reason: To ensure that the development is not unneighbourly and to protect the amenity of the local area in accordance with policies G2, EP2 and E5 of the South Oxfordshire Local Plan 2011.
The approved scheme shall be carried out in complete accordance with the details shown on the approved plans (drawing no WL0/5G) within 3 months of the date of this decision and shall be maintained as such, in accordance with the approved details.
Reason: To ensure a satisfactory form of development in accordance with policies G2, D1 and E5 of the South Oxfordshire Local Plan 2011.
The parking and turning areas shall be laid out and maintained in accordance with the approved plan (drawing no WL0/5G) within 3 months of the date of this decision and shall be retained unobstructed except for the parking of vehicles at all times.
Reason: In the interests of highway safety and in accordance with policies E5, T1 and T2 of the South Oxfordshire Local Plan 2011.
The steel frame structure shall be enclosed on five sides as shown on the approved plans (drawing no WL0/5G) within 3 months of the date of this decision and shall be maintained as such, in accordance with the approved details.
Reason: To ensure a satisfactory form of development and to protect the amenity of the local area in accordance with policies G2, D1 and E5 of the South Oxfordshire Local Plan 2011.
That no shipping containers shall be located on site except in the locations shown on the approved plans (drawing no WL0/5G) and the shipping containers shall be limited to single storey height.
Reason: To ensure a satisfactory form of development and to protect the amenity of the local area in accordance with policies G2, D1 and E5 of the South Oxfordshire Local Plan 2011.
That all operational activity associated with the use of 2 Lester Way shall be undertaken within the site boundaries and shall not be conducted on the highway.
Reason: To ensure a satisfactory form of development and to protect the amenity of the local area and in the interests of highway safety in accordance with policies G2, D1, E5, T1 and T2 of the South Oxfordshire Local Plan 2011.
A new mesh fence shall be constructed at a height of 8 metres along the east boundary of the land in accordance with the details shown on the approved plans (drawing no WL0/5G) within 3 months of the date of this decision and shall be maintained as such, in accordance with the approved details.
Reason: To ensure a satisfactory form of development and to protect the amenity of the local area in accordance with policies G2, D1 and E5 of the South Oxfordshire Local Plan 2011.
