The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P10/W0710/DIS

That, prior to the first use of the recreation facility a travel plan shall be submitted to and approved in writing by the Local Planning Authority: subsequently the approved plan shall be implemented and updated at reasonable intervals. Reason: To promote the use of non car modes of transport in accordance with national guidance in PPG13: Transport and Policy T3 of the South Oxfordshire Local Plan 2011. NB: Oxfordshire County Council, as LHA, is able to provide advice, including templates, in compiling a suitable travel plan. Related application(s): P10/W0710/DIS

The proposed use of the woodland shall only take place between the hours of 09:00 and dusk on any given day. Reason: In the interest of the protection of the wildlife value of the site in accordance with Policy C8 of the South Oxfordshire Local Plan 2011. Related application(s): P10/W0710/DIS

In connection with the implementation of this permission no construction works shall take place between 15th February and 30th June without the prior written approval of the local planning authority. Reason: Reason: In the interest of the protection of the wildlife value of the site in accordance with Policy C8 of the South Oxfordshire Local Plan 2011.

That a maximum number of 118 visitors shall be on the site at any one time. Reason: In the interest of the protection of the wildlife value of the site in accordance with Policy C8 of the South Oxfordshire Local Plan 2011.

That the details of the height, design and position of the fencing surrounding the heronry shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The fence shall then be erected as agreed prior to the first use of the recreation facility and shall be retained thereafter. Reason: In the interest of the protection of the wildlife value of the site in accordance with Policy C8 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of development an arboricultural method statement shall be submitted to and approved in writing by the Local Planning Authority. It shall include details of tree protection for the construction of all new buildings and structures in accordance with BS5837, 2005, methods of attachment to trees and protection of trees against soil compaction from heavy pedestrian traffic. Reason: To safeguard trees which are visually important in accordance with Policies C9 and D1 of the South Oxfordshire Local Plan 2011.
