The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P10/W0197/DIS

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s). Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1 and G6 of the South Oxfordshire Local Plan 2011.

That details of the flood proofing / resilience and resistance techniques to be incorporated in the construction of the extensions, up to the design flood level, in accordance with `Improving the flood performance of new dwellings' CLG (2007)shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To minimise the impact of the development on flood risk in accordance with advice contained within PPS25: Development and Flood Risk.
