That no external lighting to the site shall be provided unless an acceptable external lighting scheme is first submitted to and approved in writing by the Local Planning Authority. Reason: To protect the appearance of the local area, which has a rural character and lies within the Chilterns Area of Outstanding Natural Beauty, and to protect the environment, wildlife and local residents from light pollution, and in accordance with Policies C2, C4, R4 and R10 of the South Oxfordshire Local Plan 2011.

That the use of the site for keeping horses and general equestrian use hereby permitted shall be only for the private leisure purposes of the owner of the land, and shall not be used for any commercial activity, including hiring, hacking, livery or tuition. Reason: To meet the needs of the applicant and to avoid the introduction of a commercial use at this rural location within the Chilterns Area of Outstanding Natural Beauty, and in accordance with Policies C2, C4, R4 and R10 of the South Oxfordshire Local Plan 2011.
