Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
All new works and works of making good to the retained external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON2/CON3) of the South Oxfordshire Local Plan 2011.
That further information in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. Detailed drawings and a methodology for proposed works to the roof junction between the new pitched roof to the rear and the thatch, including any flashing.
b. Joinery details at a scale of 1:5 and 1:20 for all new oak windows and doors.
c. Specification and scale drawings at a scale of 1:20 for the new glazed roof panels to the rear extension.
d. Specification of the material to be used on the flat roof of the link section.
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011.
Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. Natural slate for the new pitched roof
b. Timber weatherboarding making clear the final finish
Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON2/CON3) of the South Oxfordshire Local Plan 2011.
