Conditions / Refusal Reasons
The culmative impact of a further extension to the south east elevation of this Grade II Listed Building will detract from the simple form of the main farmhouse, any further extension to this listed building will have a detrimental impact on the special architectural and historic interest. This is contrary to policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011 and paragraph 3.13 of Planning Policy Guidance Note 15.
That having regard to the form, materials and ridge height of the extension, it fails to relate to the existing character of the building. The use of weather-boarding is out of keeping with the dominant stone character of the Grade II Listed Building and the differing roof heights of the link and extension in relation to the previous addition create a discordant relationship between the extension and existing building, as a result this development is harmful to the character and setting of the listed building and the character and appearance of the Little Milton Conservation Area, contrary to policies CON2, CON3, CON5, CON7, G6 and H13 of the adopted South Oxfordshire Local Plan and advice set out in Planning Policy Guidance Note 15.
