Conditions / Refusal Reasons
That, having regard to the location and small size of the plot, a new dwelling on this site within the AONB would appear cramped and out of keeping with the existing spacious character of the area. It would be detrimental to the visual amenity of the street scene and the area, contrary to policies G6, H4, C2 and D1 of the adopted South Oxfordshire Local Plan 2011 and advice set out in the adopted South Oxfordshire Design Guide and Planning Policy Statement 7.

That, having regard to the change in levels between this site and the neighbouring property, number 4, a new dwelling on this plot would give rise to an overbearing form of development and would lead to an unacceptable level of overlooking. This is contrary to policies H4 and D4 of the adopted South Oxfordshire Local Plan 2011 and advice in the South Oxfordshire Design Guide.

That the application does not provide sufficient information on the siting of the dwelling and the position and construction of the access to assess whether the development would have a detrimental effect on the long term health and survival of the Ash tree. The application is therefore contrary to Policy C9 of the South Oxfordshire Local Plan 2011.
