Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building(s).
Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
That the windows in the extension hereby approved shall be timber to match those as existing on the front elevation of the existing building.
Reason: To ensure that the details of the development are acceptable in accordance with Policy CON7 of the South Oxfordshire Local Plan 2011.
The roof and walls to the north east and north western sides of the most northerly smoking structure and the north eastern and south eastern side of the most southerly smoking structure must be constructed to ensure that they form solid acoustic barriers. There must be no gaps in the structures (walls and roof) and the walls must be constructed to ensure that there are no gaps above or below them.
Reason: To ensure the development does not create noise that would be harmful to the amenity of nearby neighbouring properties, in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
No heating is permitted in the smoking shelters.
Reason: To ensure that shelters do not become general covered areas that would encourage people to stay in them other than to smoke that could lead to an increase in noise and disturbance to the amenity of the occupiers of nearby neighbouring properties in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
No seating is permitted in the smoking shelters
Reason: To ensure that shelters do not become general covered areas that would encourage people to stay in them other than to smoke that could lead to an increase in noise and disturbance to the amenity of the occupiers of nearby neighbouring properties in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
Prior to the first use of the extension hereby approved the car park shall be marked out with parking bays measuring 2.4m x 4.8m. The vegetation either side of the access shall be cut back in order to improve visibility, the Southern Area Office should be contacted to arrange the cutting of the highway vegetation.
Reason: In the interest of highway safety and convenience in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
