The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

The outbuilding hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Riverside.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H6 of the South Oxfordshire Local Plan.
That the flood proofing/resilience and resistance techniques as set out in the applicants letter dated 10 October 2009 shall be incorporated in the construction and finishes of the development hereby permitted.
Reason: To minimise the impact of the development on flood risk in accordance with advice contained within PPS25: Development and Flood Risk.
