Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roofs of the new build elements for the boot room and kitchen link shall be of the same colour, type and texture as those used on the existing buildings. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

The buildings shall be used only for the purposes set out in the application to service the recreational land uses associated with the Well Barn Estate and shall not be used for general conference/wedding facilities or other recreational activities. Reason: In the interests of sustainability in accordance with national guidance in PPG13 which aims to reduce the need to travel.

That the overnight accommodation shall only be used only for the purposes set out in the agent's email dated 23 October 2009 as ancillary to the shoot lodge. Reason: As this is not a location where new housing would be allowed in accordance with Policy H6 of the South Oxfordshire Local Plan 2011.

The development hereby permitted shall be implemented in accordance with the scheme of mitigation contained in the Ecology and Protected Species Appraisal dated 26 August 2009 accompanying the application in all respects. Any variation shall be agreed in writing by the Local Planning Authority before such change is made. Reason: To protect the important species on the site in accordance with Policy C8 of the South Oxfordshire Local Plan 2011.

Prior to the first use of the buildings for the purposes approved, the parking and turning areas shall be provided in accordance with the approved plan WBE.P.1.10.J and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. Reason: To ensure that there are adequate parking facilities in accordance with Policies T1 and T2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.
