The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

A 2 x 2m visibility splay measured from the rear footway should be provided for this new parking space. This splay should be maintained free from obstructions over 0.6m in height. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of the garage conversion, the additional parking space shall as shown on drawing no.1 rev A shall be laid out, surfaced and completed to the satisfaction of the Local Highway Authority and shall be reatined as such. Reason: In the interest of highway safety and parking in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.
