The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That all works of excavation to the ground floor be undertaken using hand tools. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That internal works shall be carried out in accordance with the section detail submitted as part of the application, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Drawings of the final detailing around windows and doors at a scale of 1:5 Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
