That having regard to the scale of the existing chalet style bungalow and to the location of the development relative to the site boundaries, the proposed two storey extension, which would project above the ridge line of the original property and is much deeper, would dominate and overwhelm the property to the detriment of its character and setting. The design of the extension is also out of keeping with the character of the existing dwelling and it would appear as an incongruous addition to the building contrary to Policies D1, G6 and H13 of the adopted South Oxfordshire Local Plan and to South Oxfordshire Design Guide principles.
