Conditions / Refusal Reasons
The structures proposed for demolition make a positive contribution to the character and appearance of the Shillingford Conservation Area by reason of their architecture and historic association with Shillingford Court. The loss of the glasshouses is undesirable and the case for their demolition does not justify the harm to the local distinctiveness of the area or to the character or appearance of the conservation area. As such the proposal is contrary to Policy CON6 of the South Oxfordshire Local Plan 2011, and guidance contained within PPG15: Planning and the Historic Environment.

That, having regard to the location of the property within the Oxford Green Belt and to the number of existing outbuildings on the site, the additional buildings would detract from the openness of the Oxford Green Belt and be visually intrusive to this rural area. As such the proposal would be contrary to Policies GB2 and GB4 of the adopted South Oxfordshire Local Plan and to advice contained within PPG2. No very special circumstances have been put forward which would outweigh the harm to the openness of the Green Belt or the visual amenity of the area.
