Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990. Related application(s): P09/W0796/DIS

That prior to the commencement of works the building shall be supported and protected as per the details shown in drawing 22970/SK/402. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011. Related application(s): P09/W0796/DIS

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details for the replacement timber door and door frame to the front elevation, featuring the ledged and braced design and replicating the moulding profile of the frame currently existing. b. Specification for the lime mortar mix for the rebuilt brick panels and lime plaster for internal works. c. Details of the bond and method of pointing for the re-built brick panels d. Specification for the rainwater goods. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011. That samples of the bricks to be used in the rebuilt plinth and panels shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That the existing single glazed windows to the front elevation shall be repaired and re-fixed into the repaired front elevation, unless otherwise approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 of the South Oxfordshire Local Plan 2011.

That following the initial supporting works and the removal of the infill panel the applicant shall contact the Local Planning Authority so that an officer can inspect the timber frame, agree final detailing and provide a photographic record. Any changes to the approved Schedule of Works must be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON3 of the South Oxfordshire Local Plan 2011.
