The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a specification of the flush-fitting conservation type rooflights shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the setting of grade II listed The Old Bakery Cottage and in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery details of the timber garage doors at a scale of 1:20 b. The retaining wall at a scale of 1:50 Reason: To safeguard the setting of grade II listed The Old Bakery Cottage and in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Garage walls b. Garage roof c. Parking surface Reason: To safeguard the setting of Grade II listed Old Bakery Cottage and in accordance with Policies C2, D1 and CON5 of the South Oxfordshire Local Plan 2011.
