Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

Detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Joinery & window details at a scale of 1:20 and 1:5 b. Foundation details Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

Samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Plain clay tiles b. Timber weatherboarding c. Bricks d. Stone Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011. All new rainwater goods shall be cast iron painted black. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

That no works of dismantling (which includes the removal of the roof covering) shall commence until a contract for the reassembly of the listed building shall have been let and the reassembly shall be completed within 12 months of the start of dismantling works. Reason: As the buildings are of historic importance and in accordance with Policies CON2/CON3 of the South Oxfordshire Local Plan 2011.

That where the dismantling of the barns as identified in the reports accompanying the Listed Building Application is required, the works shall be carried out by hand or using hand-held tools. Those dismantled timbers that will be re-used in the barn structure shall be numbered and stored securely on site to ensure reassembly of the listed building. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

That a photographic record of the works shall be made from commencement to completion of the works and shall be submitted to the Local Planning Authority. Reason: As the buildings are of historic importance and in accordance with Policy CON14 of the South Oxfordshire Local Plan 2011.

That where the plinth wall (timber barn) is to be re-built, a photographic record of the appearance of and materials in the plinth wall shall be compiled and the plinth wall shall be constructed using lime mortar, a sample panel of which shall be constructed on site and agreed in writing by the Local Authority. Reason: As the buildings are of historic importance and in accordance with Policies CON2/CON3 and CON14 of the South Oxfordshire Local Plan 2011.

Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.
