Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the area in accordance with Policies D1, H13 and CON5 of the South Oxfordshire Local Plan 2011.

That development shall not begin until a detailed specification of the proposed new windows and door at 1:20 and 1:5 (section and elevation) has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.
