The proposed extension would harm the special architectural and historic interest of Beehive Cottage in that it would in association with the existing extensions result in the listed building being dominated by modern extensions contrary to Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and the guidance at paras. 3.13 & 3.14 and C7 of PPG15.

The proposed extension would in association with the existing extension by reason of its size not be a limited extension of the existing dwelling and would comprise inappropriate development within the green belt which would erode its openness contrary to Policy GB2 of the South Oxfordshire Local Plan 2011 and the guidance in PPG2.
