Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. To safeguard the special architectural or historic interest of the listed building and in accordance with policy Con 3 of the South Oxfordshire Local Plan.

That detailed schedules and drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Remedial structural works required for the repair of the cracks in the barn walls b. Joinery details of windows and openings To safeguard the special architectural or historic interest of the listed building and in accordance with policies Con 2 and Con 3 of the adopted South Oxfordshire Local Plan.

That samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. clay roofing tiles b. weatherboarding c. natural stone. To safeguard the special architectural or historic interest of the listed building and in accordance with policy Con 2 and Con 3 of the South Oxfordshire Local Plan.

Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policy (CON 2/CON 3) of the South Oxfordshire Local Plan 2011.

That prior to the commencement of development, details of the foundations shall be submitted to and approved in writing by the Local Planning Authority. To safeguard the structural stability of the building and its special architectural or historic interest and in accordance with policies Con 2 and Con 3 of the adopted South Oxfordshire Local Plan.
