Conditions / Refusal Reasons
That the development proposed would constitute a cramped form of development resulting in unsatisfactory standards of environment and residential amenity for the occupiers of the host property and the residential unit proposed. The development is out of keeping with the character of the area and would set an undesirable precedent for similar development in this part of Crowmarsh contrary to Policy H4 of the adopted South Oxfordshire Local Plan 2011.

That in an attempt to limit the impact of the proposed development on the amenities of the occupants of neighbouring properties the design details of the proposed dwelling are unsatisfactory and contrived contrary to Policies D1, G6 and H4 of the adopted South Oxfordshire Local Plan and to South Oxfordshire Design Guide principles.
