Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That prior to the commencement of works an historic building record of the barn (photography, measured drawings at 1:50 for sections, elevations and plans and 1:20 and 1:5 for details of the interior and exterior and written description of construction, phasing and dates of the barn within the overall context of the site and listed cottage) to show the timber frame, roof structure and features of architectural historic interest such as doors, windows, shutters, hinges etc shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the identification and recording features of historic and/or archaeological interest associated with the fabric of the building in accordance with Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of works, further structural engineers drawings to show the alteration to the truss braces at first floor level, required in order to access the proposed new floor shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, new window and door details at a scale of 1:20 and 1:5 (section and elevation) shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, details of any further repairs/alterations to the roof structure shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of works, details of any new lights, security systems, rainwater goods, vents, flues and extract ducts shall be indicated on plan and elevations and submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.
