The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P09/W1326/DIS

That the use hereby approved shall be as a special day school and for no other purpose within Class D1 of the Town and Country Planning Use Class Order 1987. Reason: To safeguard the rural character of the Green Belt and for highway safety reasons in accordance with Policy T1 of the South Oxfordshire Local Plan 2011 and Planning Policy Guidance Note 2. Prior to the first use of the school a detailed plan of the access including dimensions and geometry appropriate for the use proposed, provision for two vehicles to pass for the first 15m of the access and passing bays as necessary along the driveway, visibility splays, drainage and signage shall be submitted to and approved in writing by the Local Planning Authority. The approved details shall be implemented and retained for as long as the site is used as hereby approved. Reason: In the interest of highway safety and convenience in accordance with Policy T1 of the South Oxfordshire Local Plan 2011. Related application(s): P09/W1326/DIS

That the parking and manoeuvring provision shall be provided prior to the first use of the school and retained as set out on drawing number 001 received on 10 July 2009. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

That the School Travel Plan dated 27.03.09 shall be implemented in accordance with the details set out in the plan. Reason: To ensure that efforts are made towards sustainable means of travel in accordance with Policy T3 of the South Oxfordshire Local Plan 2011.

That no sport equipment, outdoor play areas or outdoor lighting shall be erected without the formal consent of the Local Planning Authority. Reason: To protect the character of the Green Belt in accordance with Policy GB2 of the adopted Local Plan 2011 and advice set out in Planning Policy Guidance Note 2.
